A number of families are on the verge of eviction due to rent payment difficulties. In a bid to ease the effects of this crisis, several rent assistance programs have been set up to help people with paying the rent.

The Department of Community Affairs Aid (DCAid) screening tool offers an easy process to allow residents of New Jersey find out their eligibility status for housing and rent assistance programs. Statewide Rent Assistance

The state of New Jersey has emergency rent assistance programs set up to help different classes of citizens. State provided emergency assistance programs fall under Homelessness Prevention Program (HPP) and State Rental Assistance Program (SRAP).

The HPP is an eviction prevent program that provides assistance in form of Rental Arrears which cover up to 3 months back rent alongside legal fees, court fees and other late fees as may be included in the written lease, or a Relocation in case the applicant is already homeless. In this case, a security deposit of up to 1 ½ months’ rent and 1 forward month’s rent will be provided. To be eligible for the Homelessness Prevention Program HPP,

  • There must be summons or warrant of removal from landlord-tenant court with a date not greater than 6 months prior.
  • Your current gross income should be at or below 80% of Area Median Income
  • You must have been a resident at that housing unit for not less than 3 months without incurring any arrears previously.
  • You should demonstrate the ability to pay monthly housing costs after receiving HPP assistance.
  • You must be legally resident in the United States.

State Rental Assistance Program (SRAP) in New Jersey

The SRAP on the other hand provides project and tenant-based rental assistance grants. The major condition for eligibility is residency in New Jersey for at least 6 months prior to the application for assistance. Set-asides exist for the following categories:

Rent Help For The Disabled in New Jersey

Disabled people qualify for a variety of rent assistance programs. The Section 8 program can help afford reasonable housing owned privately. Rent Assistance For Veterans in New Jersey

Charities/Churches Rent Assistance in New Jersey

Catholic churches that help with rent do so through their associated charities. The Catholic Charities offer assistance to residents in New Jersey struggling to pay rent and who meet eligibility criteria. Section 8 Rental Help in New Jersey

The Housing Choice Voucher Program, also known as Section 8 is aimed at the elderly, and very low-income households. It is put in place to help them afford decent housing on the private market. This program provides payment directly to the landlord. The vouchers do not necessarily have to be used on subsidized housing, but the remainder of the rent will be covered by the tenant.

The housing units must meet up to health and safety standards determined by the Public Housing Agency (PHA) before approval is given. In some cases, the voucher may be used to purchase a modest home for the family.

Eligibility for Section 8 housing is restricted to US citizens and specific categories of non-citizens.

The family income must not exceed 50% of the median income for the area chosen to live in.

Families supported by Section 8 housing vouchers may move houses without losing their allowance, so long as they notify the PHA, terminate their existing contract and find acceptable housing.
